Located in Hokkaido, northern Japan, Niseko is the premiere destination for skiing in Asia. With a resident population of just 4,000, Niseko is rapidly evolving and ensuring its place as a world-famous resort. It has expanded its English-speaking workforce to better serve holidaymakers from around the globe.
Niseko is known for its abundance of light, powder snow; each winter, 14 metres falls and adds a pristine white layer to the resort. For some ski home buyers, inconsistent snow levels in Europe has meant that Niseko presents as an alluring alternative.
From gentle, groomed slopes to challenging off-piste areas, Niseko boasts of 2,100 acres of skiable terrain. Snowboarding, snowmobiling, snowshoeing and snow rafting are also popular. The main ski area, Niseko United, consists of interlinked resorts Annupuri, Niseko Village, Grand Hirafu and Hanazono.
But Niseko is far more than just a ski resort.
Activities are endless: holidaymakers and residents can enjoy fishing, golfing, cycling, hiking, rafting and mountain-biking. While onsen, a geothermally heated, mineral-rich water, makes for the perfect remedy for aching muscles. In the spring, the resort becomes even more beautiful as the cherry blossom, blossoms. Plus, from European fusions to the finest Japanese cuisine, the dining scene is as plentiful as it is exciting.
Tourism Renaissance and Global Connections
Recently, more and more people are catching on to what a wonderful place Niseko is to be.
A report from C9 Hotelworks looked at how Niseko’s tourism and property industry has fared since the pandemic. Niseko only reopened its border in October 2022, and since then, visitor levels have rebounded to 2.6 million. This reflects a 64% increase on year-on-year growth. Plus, Niseko’s popularity soared not just with locals, but with international holidaymakers too. Overnight visitors surged to 59% in 2023, compared to just 34% in 2019.

Whatever the season, Niseko is most popular with visitors from the following countries: Japan, Australia, Hong Kong, Singapore and the USA. While China, Thailand and Malaysia are all emerging markets. Niseko’s tourism renaissance is partly down to the return of direct international flights to New Chitose Airport, which is just under two hours away by car.
Niseko Real Estate: A Landscape of Growth and Opportunity
As anticipated, Niseko’s tourism boom is mirrored in its real estate market growth. At the time of the C9 Hotelworks (November 2023) report, land prices saw an uptick: 1% in the residential sector and 8% in commercial and retail.
Across the market, the average sales price per square metre for condominiums stood at USD14,644. But a substantial amount of the Niseko property market (62%) is made up of studios and one-bedroom apartments, priced at less than $1 million (US). Interestingly, record-level lows for the Japanese yen against both the US dollar and the euro saw an increase in interest from overseas buyers.

Hirafu is a key focal point for real estate growth, comprising over 60% of the supply. The largest of the ski resorts that make up Niseko United, property in Hirafu consists of ski-in ski-out hotels in the upper region, while townhouses and luxury apartments can be found at the bottom.
Hirafu is a lively resort with a Michelin star restaurant, a vibrant après-ski scene and gondola that makes summer hikes easy. It’s also just 15 minutes away from the nearest city, Kutchan.
Future Niseko: Upcoming Luxury Developments and Market Trends
To accommodate growing demand, property developments are springing up across the mountains.
As of late 2023, Niseko had a total of 2,877 units in 24 projects in its hotel and real estate pipeline, though ten of those had been postponed to 2026 due to the impact of the pandemic. 48% of these are in development in Hirafu and Outer Hirafu, 34% in Hanazono.
Project types are split pretty evenly between hotels, residences and developments intended to be a mix of the two. 74% of pipeline projects are branded. At the end of 2024, the New World La Plume Niseko Resort is set to open its doors. The resort will be ideally situated, facing Mt. Youtei and surrounded by woods. Properties will include studios, penthouses and villas.
The challenge now will be for Niseko to keep up with its popularity, as construction costs have increased by 35%. In an effort to preserve the natural environment, Kutchan have introduced regulations so that resort facilities are concentrated around the ski slopes.
For developers, it will be a case of developing just enough to meet growing demand but not so much that Niseko loses what makes it so appealing, its natural beauty.
