Hey guys, Mark here from Snow Only. I am super excited today to introduce a development in the resort of Morzine that so many of you inquire after. This fits so many people's criteria it's crazy.
Let me explain a little bit about the development. It's in Morzine and it's 150 meters from the chairlift. I'll show you on a map later exactly where it is positioned, but it has so many things that meet people's criteria. As I speak to people when selling ski properties or discussing ski properties with them, usually there's a tick box of five or ten criteria and it never quite meets the full list. This should meet a lot of people's criteria, so I expect it to sell incredibly fast, especially for a destination like Morzine.
As we know with Morzine, it's in the Portes du Soleil ski area. It's made up of around 600 kilometers of pistes and is one of the most popular destinations to ski due to its close proximity to Geneva airport. Super easy to get to and has super appeal for British skiers, which has always been notorious in the past. It's a dual season resort with so much activity in the summer. I hope to go over there in a few weeks. So much activity in the summer and obviously an abundance of activities in the ski season as well. It's made up of resorts including places like Châtel, Lège, Morzine, Avoriaz and a few other places as well.
Let's just get into it quickly. What I would like to do is show you a presentation of the development.
This is the development. It is going to be completed in December 2027 by a developer that's had vast experience of developing. It's not his first time developing. I think they've developed about 15 properties in the past, which I always think is fundamentally important because they know exactly what they're doing.
I'll show you some images as we go through. This is the development. It is made up of 21 units ranging from pretty much one bed plus cabin up to a four bed plus cabin. Here you can see the slopes in the background, so we know that it's a very good location.
As I said, 21 units available, only 16 left for sale, so five units have already sold. It is 150 meters from the ski lift, so for everyone that's asking for these good locations in Morzine, this is an amazing location being only 150 meters from the ski lift.
This is the internal layout. Obviously these are renderings because the development's not going to be finished until 2027. This would be an amazing property to have, as you can see sitting in your living room and seeing the people skiing back to town. It comes with a gym for people that don't get enough of the skiing and they fancy having a workout.
Here are a few more images of the area. This is the location. I'll show you on Google Maps, but essentially this road here, if you go down and take a left where that green bit is, you'll pretty much be at the ski area. This is obviously the Portes du Soleil ski area, but you can look that up as you want to. This is essentially where the ski area and the resort is.
Now what I want to tell you is we have the units available. I can't put the prices on here but I can explain them to you. A one bed plus cabin is 47 to 52 square meters from €535,000 up to €610,000. That works out around €11,300 to €11,500 per square meter, which is very good for Morzine.
Then it goes up to €795,000 to €1.24 million for a two bed plus cabin at 69 to 84 square meters. Again this is around €11,300 to €12,100 per square meter.
Then you have a three bed plus cabin at €1.2 million approximately to €1.298 million from 113 square meters up to 126. That works out at €10,600 per square meter, so again an amazing price.
Finally you've got a four bedroom plus cabin at the top, so you can probably sleep ten in there at 149 square meters and that's at just over €2 million. That works at around €13,000 per square meter. So again, if you compare these with the likes of Méribel that are probably pushing €40,000 to €50,000 per square meter, this is an incredible price to be in this location for a brand new property.
What is fundamentally important about this property is that it is what everyone wants. It is an outright purchase, so you can use it whenever you want. You can rent it on Airbnb, you can do pretty much whatever you want with it. You can give it to a rental person and reclaim the VAT if you want to, but there is no obligation to rent on this property.
Let's go through what the property offers. It's going to be built in December 2027, so that means you can benefit from the appreciation of property that will go through to 2027, because property appreciates every year. You can lock that in and then do stage payments until 2027, which is absolutely perfect, so you don't have to pay all the money up front.
The location in Morzine is amazing because it's always in demand. You have a dual season resort, which everyone wants to maximize their ROI. We've done all this before. It's an outright purchase, so you can pretty much use it when you want, and it is obviously with a trusted developer. All of these things collated together just make for an excellent investment opportunity, and I think it's affordable to most people. There are only 16 units left.
My advice, if you are interested in the ski property, I can send you over the details and the brochure, but let's start moving this forward because it is a really exceptional opportunity to get into a place like Morzine in an exceptional location for the criteria that everyone is crying out for at the moment.
