Villa Frohsinn – Historic charm meets luxurious living
There are houses you buy. And then there are houses whose history you step into. Built around the turn of the century near the famous health resort of Dr. Otto von Guggenberg - the Brixen physician who founded Italy’s first Kneipp spa and sanatorium in 1890 - Villa Frohsinn served in its early years as a discreet retreat for the city’s illustrious guests. Karl of Austria, the last emperor of the Austro-Hungarian Empire, stayed here four times for a cure. The history of the Guggenberg Sanatorium recounts how Karl and his wife Zita sat in the villa’s garden on their honeymoon, enjoying coffee and cake - with a view of the same mountains that frame the estate’s horizon today.
Behind the historic, protected facades lies a property that underwent a comprehensive renovation in 2002–2003. From the living areas - featuring a library, verandas, and balconies - the house extends all the way to the private floor beneath the historic roof truss, with each level restored in keeping with the original design. The private spa, featuring a swimming pool, whirlpool, sauna, steam room, and solarium, as well as a private wine cellar, offers ample opportunities for relaxation. A car lift leads to the underground garage with six parking spaces, and a passenger elevator connects all four levels. A separate guest apartment continues the tradition of hospitality.
