MONTRIOND – Bespoke new-build chalet in Ardent
EUR 3,700,000
Description:
Charm’Ardent is a new-build chalet situated in the sought-after hamlet of Ardent, Montriond, just 350 metres from the Ardent gondola and the Portes du Soleil ski area. Currently designed as three spacious apartments, one on each floor, the entire property is available to purchase, offering a rare opportunity to create a bespoke Alpine home in this highly desirable location.
Offering approximately 320 m² of total floor space across three levels, the chalet's current configuration provides up to ten bedrooms, multiple living areas and generous outdoor spaces, including a south-east-facing garden, terraces and balconies. The ground floor features an impressive living area with 4.5-metre ceilings and large windows overlooking the garden, while the top floor benefits from exposed roof beams and mountain views.
Purchasing the chalet as a whole offers considerable flexibility to rethink the internal layout. The three levels could be connected to create a substantial family chalet, with the possibility of dedicating entire floors to entertaining, additional living areas, leisure facilities or guest accommodation. Alternatively, the existing arrangement could be retained to provide independent accommodation for family and friends. Any modifications would be subject to technical feasibility.
High-quality specifications include fitted kitchens with a choice of natural stone or ceramic worktops, fireplaces, underfloor heating powered by individual heat pumps and smart-home controls for heating and electric shutters. The chalet also benefits from equipped laundry areas, private ski storage and ten parking spaces, including four covered.
The developer can work with the purchaser to personalise the layouts, finishes and interior design, creating a property tailored to their individual requirements. Completion is scheduled for the fourth quarter of 2028.

Our opinion
Opportunities to acquire a newly built chalet of this size so close to the Ardent gondola are particularly rare. What makes Charm’Ardent especially interesting is the flexibility it offers. Rather than being restricted to a predetermined layout, a purchaser has the opportunity to work with the developer to create a substantial Alpine residence designed around their own lifestyle. Whether that means generous entertaining spaces, dedicated leisure facilities, independent accommodation for guests or a combination of all three, the potential is considerable. The proximity to the ski lifts, together with the garden and outdoor spaces, makes this an appealing proposition for a family chalet in the Portes du Soleil.
Location
Charm’Ardent is situated in the sought-after hamlet of Ardent, where properties rarely come onto the market. The Ardent gondola is just 350 metres away on foot, providing direct access to Les Lindarets, Avoriaz and the wider Portes du Soleil ski area. Bars, restaurants and ski shops are also located at the foot of the gondola. Lac de Montriond, with its lakeside restaurants and summer activities, is approximately a 15-minute walk away, while the centres of Montriond and Morzine are around 10 minutes by car. A ski bus stop is also nearby.
