Luxury Ski Property in Granby, CO Mountains

Description:

Some homes are just places to stay between adventures. At 314 Eagles Nest Court, the adventure starts at the front door. This 2024 mountain-modern ski home sits on a 0.31-acre homesite in Granby Ranch, surrounded by ski terrain, singletrack, and open BLM land. It has 4 bedrooms, 4.5 baths, and 3,542 finished square feet over three levels. The striking monoslope roofline and more than 1,400 square feet of wraparound deck make it one of the most distinctive homes in the community.

Near Ski-In Access from the Home Run Trail

The Home Run ski trail runs along the hillside directly above the home. To get back at the end of the day, follow an existing trail down across Granby Ranch's common land. It brings you out on Lake Drive, just a few steps from the house. There's no shuttle, no parking lot, and no hauling skis across a village. You can be out of your boots and into the hot tub before most skiers have found their car keys. The Granby Ranch base area is about 3 minutes away for your first chair of the morning.

Mountain Biking Trails Right Outside

When the snow melts, the hillside turns into a summer trail system. The trail you ski home on in winter is singletrack in summer. More mountain bike trails wind along the west side of the property and connect into miles of multi-use trails across Granby Ranch's 5,000 acres. Ride straight from the garage, hike at sunrise, or head to the Granby Ranch bike park for lift-served downhill laps. Few homes anywhere in Colorado put this much recreation this close to the front door.

Wraparound Decks with Big Mountain Views

The deck here works like a second living room. More than 1,400 square feet of deck and balcony wrap around three sides of the home. That leaves room for outdoor dining, lounging, grilling, and a hot tub, with views of the valley, the ski runs, and the BLM land beyond. It's a great spot to catch alpenglow after a ski day, or to watch the night skiers on the mountain. On summer evenings, it's easy to stay out there until the stars come out. The deck was designed as part of the home's architecture from day one, so it blends seamlessly with the structure.

Inside the Home: Open Living Built for Mountain Weekends

The main level is open, bright, and built for gathering, with soaring ceilings, walls of windows, warm wood finishes, and a gas fireplace. The kitchen has stainless steel appliances and plenty of room for a houseful of hungry skiers, and it opens right onto the deck. Upstairs, a loft and a finished upper level offer flexible space for extra sleeping, a remote-work office, or a quiet reading spot.

The fully finished walkout lower level adds more than 1,000 square feet with natural light and its own exit to the outdoors. It works well as a gear and boot room, a guest retreat, a media room, or a game room. Guests and family get their own space while everyone stays under one roof.

Quality Modular Construction by Northstar Systembuilt

This home was built using a hybrid approach that suits mountain living well. The walkout lower level and foundation were built on site. The main and upper levels were built off site by Northstar Systembuilt, a family-owned modular builder with many homes in Grand County and across Colorado's high country. The completed modules were transported to Granby Ranch, set by crane, and finished on site with quality materials, including wood siding, cultured stone, a metal roof, and warm interior woodwork.

Because the modules were built inside a climate-controlled plant, the framing, insulation, and drywall were never exposed to snow, rain, or freeze-thaw cycles during the build. Northstar seals each module before shipping to protect against moisture and warping. Modular sections also need extra structural strength to survive highway transport and crane setting, so they are built stronger than standard construction requires. Northstar reports that its homes exceed required building codes and pass a structural quality control inspection before leaving the plant. The home was built to UBC standards.

This home was also Northstar's first monoslope design with a built-on wraparound deck of this size. The sellers can provide permits, architectural plans, and construction documents on request.

Granby Ranch Amenities and Homeowner Benefits

Owning this home includes membership in the Granby Ranch Conservancy, the community's master HOA. The membership opens up a full menu of four-season recreation. In winter, homeowners get discounts on lift tickets, rentals, demos, lessons, and retail at the Granby Ranch ski area. In summer, owners receive golf rounds on the championship course plus practice range access, with more rounds available at member rates. Anglers can fish a private stretch of the Gold Medal Fraser River reserved for residents and guests. Ranch Hall has a pool, hot tub, fitness center, and clubhouse for year-round use. Owners also get discounts at Granby Ranch restaurants and invitations to homeowner events. HOA dues cover main road maintenance and neighborhood snow removal, so powder days don't mean shoveling out.

Location: Close to Denver, Steamboat, Winter Park, and Rocky Mountain National Park

Granby Ranch sits in the center of Grand County, which makes it an easy base for the best of northern Colorado's mountains. Denver is about 90 minutes away over Berthoud Pass, close enough for a Friday-night arrival. Winter Park is about 30 minutes away when you want bigger terrain. The west entrance of Rocky Mountain National Park and the town of Grand Lake are about 35 minutes away. Steamboat Springs is under two hours away over Rabbit Ears Pass, an easy trip for a ski day or a summer weekend. Lake Granby, Colorado's third-largest reservoir, is just minutes north of town for boating and fishing.

Mountain Ski Home Lifestyle Without Summit County Prices

Breckenridge, Vail, and Steamboat are famous for good reason, but buyers there pay a steep premium for the name. Granby Ranch offers the same core Colorado lifestyle with far fewer crowds and a much more approachable price per square foot. That lifestyle includes skiing home, trails from the driveway, golf, Gold Medal fishing, and wide-open views. For buyers who want a true mountain ski home without resort-town pricing, this is a rare opportunity.

Short-Term Rental Opportunity

The property is located within the Town of Granby, where short-term rentals are allowed with an annual Town permit. Granby Ranch also gives STR guests access to the Ranch Hall pool, hot tub, and fitness center, subject to fees and rules. The near ski-in access, trails at the door, 4 bedrooms, a finished walkout lower level, and big decks all make this home appealing to vacation renters. Buyers should verify current Town of Granby STR requirements, HOA rules, and fees.
